A Responsible Virtual Staging Checklist for Australian Listings

By AURA AI Virtual Staging team

Australian propertydisclosurevirtual staging

Start with the national principle

Australian Consumer Law prohibits misleading or deceptive conduct. Virtual staging can help a buyer understand how furniture may fit, but it should not create a false impression about the property itself.

This checklist is general workflow guidance, not legal advice. Requirements can differ by state, territory, publisher, property type, and campaign.

Review the property before the styling

  • Confirm every visible door, doorway, window, fixed light, fireplace, railing, built-in, floor finish, and wall opening remains present.
  • Compare room geometry, camera perspective, ceiling lines, window views, and floorboard direction.
  • Check that furniture does not hide an important opening or make the room appear materially larger.
  • Treat a polished image as a draft until a responsible person has compared it with the original.
  • Disclose clearly

Use direct wording such as “Virtually staged — original image available.” Keep the wording legible at the size used in the advertisement. Where the publishing workflow permits, place the original image beside or immediately after the staged image.

    Keep the evidence

Retain the original photograph, staged output, labelled disclosure version, and processing record with the campaign file. This makes review easier if the image is questioned or reused later.

    Check current sources

The ACCC publishes national real-estate advertising guidance. State and territory regulators publish additional property-industry requirements. Property portals and clients may also impose their own current standards.
