Australian listing integrity

Stage the potential. Preserve the property.

AURA combines fixture-preservation checks, original-and-staged review, and disclosure-ready exports to support responsible Australian property marketing.

Guidance status: reviewed 24 July 2026

This page provides general product and workflow information, not legal advice. Requirements can vary by state, territory, property type, publisher, and campaign. Check current rules before publication.

Recommended workflow
01

Preserve the property

Only loose furniture, décor, and nominated removable items should change. Doors, windows, openings, floors, walls, fixed fittings, cabinetry, and room geometry should remain recognisable and aligned.

02

Review the evidence

Compare the original and staged image at full size. AURA's validation is a safeguard, not a substitute for the agent, photographer, or publisher's final review.

03

Disclose the edit

Use clear wording such as “Virtually staged — original image available” and publish the original image alongside the staged version where the portal or campaign permits.

04

Keep a record

Retain the original, staged output, disclosure version, and AURA listing record with the campaign file.

Australia

National baseline

Australian Consumer Law prohibits misleading or deceptive conduct. An image label does not make a materially false representation safe; the depicted property must still be reviewed for accuracy.

New South Wales

Current guidance

NSW guidance says property photographs must be accurate and must not digitally add or remove features so that the image no longer fairly represents the property. A separate explicit rental-image disclosure proposal remains before Parliament.

Queensland

Property advertising

Queensland property professionals must avoid false or misleading representations. AURA has not treated unverified reports of an AI-specific industry-wide notice as an official rule.

A disclosure label is only one part of the review.

The studio can create a labelled output and an original/staged evidence pair. Always inspect fixtures, scale, perspective, shadows, and any removed items before publishing.
